Market Appraisal
- Rental advice and review of current market..
- Assessment of property and advise on whether any maintenance and/or improvement work is required.
- Safety regulations
- Marketing options.
Extensive Marketing
- Preparation of property details and photographs.
- Preparation of Energy Performance Certificate (EPC) An additional cost of £100.
- Listings on various websites including our own company website www.wk-propwrty.com and other portals such as Rightmove, Prime Location and Zoopla.
- Listing your property on social media sites such as Twitter & Facebook.
- Mailshot all relevant applicants, relocation agents and companies listed on our database.
- Erect a Letting board on site as requested.
Viewings & Feedback Reports
- Arrange viewings for prospective tenants.
- Ensure regular contact is made to discuss progress and feedback.
Application received from a Prospective Tenant
- Negotiate all details of the tenancy on your behalf.
- Carry out full referencing checks via a recognised national specialist.
- Arrange for rent protection as requested.
- Prepare and execute the tenancy agreement.
- Collect, register (with DPS) and hold the deposit as stakeholder for the duration of the tenancy.
- Collect the first month's rent in advance.
- Arrange for a Gas Safety Certificate (An additional Cost Of £90).
- Arrange for an Electrical Safety Certificate (An additional cost of £200).
- Hand over keys to the tenant.
- Notify Landlord of completion of tenancy.
Let Only
Our Tenant Find service is designed for those hands-on Landlords who live locally and want to take full responsibility for management of their property. Our Tenant find service includes:
- Fitness for human habitation assessment
- Internet advertising on all major portals, including Rightmove
- Tenant matching service
- Accompanied viewings available five days a week
- Full thorough referencing and credit checks
- Preparing and signing the tenancy agreement
- Standing order set-up
- Ensuring tenants receive all the necessary prescribed information
Fully Managed Service
Managed is the perfect option for those Landlords looking for a hands-off approach. We handle all aspects of day-to-day management and provide enhanced protection with quarterly property inspections throughtout the tenancy. Our Managed service includes everything in the Tenant Find option in addition to:
- Three month settling-in visit followed by six-monthly inspections
- Daily rent runs, monthly rental statements
- Dedicated property management team handling all aspects of your tenancy from move-in through to check-out
- All maintenance work arranged on a Landlord’s behalf
- DPS Custodial deposit protection
- Full end of tenancy check-out process with deposit management
- Utility and local authority account transfers
- Full day-to-day management of every aspect of your tenancy
- Inventory with full photographic schedule of condition
