Renting a property can be a daunting and stressful experience. There are a number of essential steps that must be followed to ensure the process runs as smoothly as possible and we are here to help.

The following is a brief step by step guide to renting a property:

The first thing, as a prospective tenant, is to decide on your search criteria for a property. Things like, how much you're prepared to pay, the location and the amount of bedrooms.

Of course letting is not like buying - you are only committed to a minimum of 6 months with our assured shorthold tenancy agreements. It is normally a much quicker process when searching for a property and the strict criteria when you purchase a property isn't as prominent as when you are looking to rent.

The best way to be kept informed and up to date with properties is to register your details with one of experienced members of staff. This will enable our staff to match properties to your specific requirements. Please be as honest as possible as to what you are looking for, this way if any new properties come to market that meet your needs we will be able to inform you of them and not bother you with any that would not be suitable.

We do not discriminate against people claiming housing benefits, however it is important that you make us aware at the time of registering your details as some Landlords will not accept Tenants claiming benefits and some of the fees will vary to accommodate the time it takes for the local authority to set up your payments.

You are able to look at both internal and external pictures of our properties on our website, but there is still nothing quite like actually going to view the property. You get a real 'feeling' for the property and a real idea of the location and its situation.

When you see a property that you would like to go and visit, just give us a call, or contact us using the online form and we will be happy to arrange a viewing for a suitable time to both yourself and the landlord, we hold the keys for many of the properties we have available so a same day viewing could be arranged. Once the viewing has taken place we will contact you so we can gather feedback on the property.

If you like the property that you have viewed and you can see yourself living there, then don't delay! Contact us straight away and let us know. We work on a first come, first served basis when tenants are interested in properties, so you must be quick to avoid missing out. We will ask for a reservation fee of £150.00 for a one person tenancy per property, which rises by £120.00 for every extra person over the age of 18 years. We will require you to fill out an application form and sign which can be downloaded below the bottom of this page. If you require a guarantor this will cost an additional £75 (all prices quoted include 20% vat).

When we have received the completed application form, signed copy of Tenants Obligations and payment, we will pass the application to a referencing company. The referencing company will text you a pin number and web link, you will need to go to the web URL given to you, enter your pin number and complete the online forms. The time it takes for the referencing checks to be completed can vary from 24hrs to 7 days, this usually depends on how quickly your referees respond, it is therefore suggested that you make your referees aware that they will be contacted by our referencing company.

Once the checks have been completed we will arrange a date for you to move into the property.

It is advisable that tenants obtain contents insurance for the property they are going to be renting. The team at WK can help you get quotes for this if required.

Subject to the landlord allowing us to go ahead, we will draw up all the necessary paperwork including tenancy agreements and standing orders for both parties to sign. Once the paperwork has been signed, we will require an advance payment of rent from the tenant. A deposit will also be required from the tenant, which will be reimbursed at the end of the tenancy, subject to the inventory check-out report and any other agreements in place.

A security deposit is required with most properties. The deposit amount is usually equal to one months rent + £100, subject to minimum fee of £500.00 The deposit is registered with the DPS (Deposit protection Scheme).

An Inventory will be prepared for the property; the inventory is a schedule of the condition of the property. It will included detailed photographs of all rooms and any items within the rooms. You will be provided with a copy of the inventory at the start of the Tenancy and you will need to check it carefully, sign and return it to us within 7 days.

Once the inventory check has been done, the lease has been signed and rent & deposits have been collected, the keys will be handed over to you to move in! Congratulations, you have just rented a property through WK. Don't forget to fill in a standing order mandate for your monthly rental payments. A form can be downloaded below.

HOME SWEET HOME

If the property you have rented is managed by us then we will make arrangements to visit every 3 months to check the condition and most importantly the safety of the property.

If you have any problems at the property then please do not hesitate to contact one of our property managers by emailing maintenance@tawkltd.com

Once you have decided that you will be moving out of the property and you have given the relevant notice that you wish to terminate your Tenancy (this can be found in your Tenancy Agreement) we will arrange for a Check-Out report to be conducted. This is usually done on or after the day that you move out, we will check the condition of the property against the original Inventory. If there any disputes this will be taken up with the DPS where evidence and quotes for any works will be supplied. Upon a successful Check-Out or conclusion of any disputes your deposit will be returned to you, less the payment of £42 as stated in your tenancy agreement. This is to cover the cost of the Check-Out.
